Refreshing a Faded Textured Facade with Terracoat Stain

Building facade with repeating window frames

Textured facades fade and pick up dirt over time. Terraco’s answer is Terracoat Stain, a thin pigmented topcoat that adds colour without filling in the texture. Short answer: on new Terracoat, wait 72 hours and apply two coats with no primer. On an old textured facade, repair, clean, treat any mould or algae, apply one coat of Penetrating Primer, then two coats of Stain. Two coats use 0.2 to 0.3 kg/m². This guide follows Terraco’s UAE technical data sheet.

Terraco lists UV, fade and dirt pick-up resistance, high opacity with a low-profile film that preserves the texture, a breathable film with preservative, and design for areas with atmospheric pollution.

Two ways to use it

  • On new work: as a topcoat over Terracoat where extra dirt resistance is wanted. Terraco’s Terol data sheet also says Terol is usually topcoated with Terracoat Stain; see Terol vs Terracoat.
  • On old facades: as a renovation overcoat for faded textured coatings, after proper pre-treatment.

Refreshing an old textured facade

  1. Check and repair. Make sure the texture is sound, make good damage and remove flaking material. Apply fresh base texture where needed. For cracks, see our guide to filling exterior wall cracks.
  2. Clean with a soda and water solution and rinse.
  3. Treat growth. Treat mould, fungus or algae with a sterilising solution.
  4. Prime with one coat of Penetrating Primer. Our Terraco primer guide explains the options.
  5. Apply two coats of Terracoat Stain by spray, roller or brush. Clean tools with water.

How much you need

At 0.2 to 0.3 kg/m² for two coats, a 20 kg pail covers about 67 to 100 m² and a 5 kg pail about 17 to 25 m². A 200 m² villa facade needs 40 to 60 kg, so two or three 20 kg pails. Add the primer separately. These are our own calculations from Terraco’s coverage figure; deeper textures use more.

Stain or a new texture coat?

If the existing texture is sound and you only want new colour and protection, Stain keeps the texture crisp. If the texture is badly damaged or you want a different pattern, a new coat of Terracoat (Excel, Granule or Sahara) is the route; our Terracoat guide covers each texture.

Frequently asked questions

Do I need a primer over new Terracoat?

No. Terraco says to allow 72 hours for the Terracoat to dry, then apply Stain without a primer. Old surfaces need one coat of Penetrating Primer.

Can it be tinted to any colour?

It comes in White, Pastel, Mid and Clear bases for tinting. Send us your colour and we will confirm which base it needs.
