EIFS Alpha vs Perma vs Polar: Choosing a Terraco EIFS in the UAE

Modern building under construction with its facade still being finished

Terraco offers three exterior insulation and finish systems (EIFS) in the UAE. They share the same build-up of adhesive, insulation board, mesh-reinforced basecoat, primer and decorative finish. The difference is the board. Short answer: EIFS Alpha uses EPS and is the cost-effective, bestselling option. EIFS Perma uses mineral wool and is Terraco’s choice where a higher fire rating is required. EIFS Polar uses XPS, which Terraco positions for hot, humid, air-conditioned buildings. This guide compares them using Terraco’s UAE product information.

All three use Terraco Styrofix to fix the boards, and Styrobond DP as the basecoat with glass-fibre mesh. Styrobond DP’s data sheet gives 4 to 5 kg/m² for a 3 to 5 mm embedded layer.

Thermal performance by thickness

Terraco publishes U-values for the insulation board alone, in W/(m²·K). Lower is better:

50 mm0.660.600.800.60

Mineral wool needs a thicker board for the same U-value: about 121 mm of MW matches 100 mm of EPS at 0.33, by our calculation from Terraco’s λ values. That extra depth affects window reveals and sills.

EIFS Alpha: EPS, the default choice

Terraco calls EIFS Alpha its bestselling EIFS and describes EPS as typically the most cost-effective board. Graphite EPS is about 10% more efficient, so thinner boards can be used, which helps on renovations. Our EIFS Alpha guide covers the layers in detail.

EIFS Perma: mineral wool for fire rating

Terraco recommends EIFS Perma where a higher fire rating is required. Terraco states it is tested to NFPA 285, NFPA 268 and ASTM E84 Class A, and holds Dubai, Abu Dhabi and Umm Al Quwain Civil Defence approvals. It is also suggested for buildings that need more breathability, including older structures with high moisture. Confirm current approval status for your project with Terraco and your consultant.

EIFS Polar: XPS for humid, air-conditioned buildings

EIFS Polar uses XPS, which Terraco says has low vapour permeability that helps reduce condensation in hot, humid climates with indoor air conditioning. Terraco also cites better mechanical properties for high-traffic areas, and thinner sections around windows and doors. Its page makes no fire-rating claims.

Fire safety and approvals

Insulated facades in the UAE must meet civil defence fire and life-safety requirements. The system choice, the board and the detailing (fire breaks, openings) should be confirmed with your consultant and the relevant authority before ordering. Terraco’s guarantee also requires installation by an Approved Terraco EIFS Applicator.

Finishing the system

Alpha and Polar are typically finished with Terracoat; Perma with breathable mineral finishes such as Terol. We compare the two in Terol vs Terracoat. On sheathing boards behind EIFS, Terraco uses Weathercoat Seal as the air and water barrier.

Frequently asked questions

Which EIFS gives the best insulation?

Per millimetre, G-EPS and XPS (λ 0.030) perform best, then EPS (0.033), then mineral wool (0.040). The right choice also depends on fire requirements and the building.

Can EIFS go on an existing building?

Terraco lists EIFS Alpha for new build and renovation. Older walls usually need repairs first; see our guide to repairing concrete with Terramix.
